What to Expect When Buying a New Build Investment Property

Buying a new build can be one of the smartest ways to invest in property - but if you’ve never done it before, the process can feel unfamiliar.

At KEY2 Invest, we’re here to simplify every step. This guide outlines what to expect when purchasing a new build property and how we support you along the way.

Step 1: Define Your Investment Criteria

We start with a clear understanding of what you’re aiming to achieve:

  • Are you focused on capital growth or rental yield?

  • Do you need positive cash flow or are you planning for long-term gains?

  • What locations align with your strategy?

  • What’s your borrowing power and deposit?

This clarity means we only recommend properties that fit your goals.

Step 2: Property Matching

Using your criteria, we present a shortlist of high-quality new build properties across New Zealand.

All listings are:

  • Pre-vetted for investment viability

  • Located in growth areas with strong rental demand

  • Backed by trusted developers we have long-term relationships with

You’ll receive all key documentation including plans, specs, pricing, and timelines to review.

Step 3: Due Diligence & Support

Once you've selected a property, you’ll work through:

  • Sales & Purchase Agreement: We help you understand what you’re signing

  • Builder credibility: We only work with proven developers

  • Legal review: We recommend involving your solicitor early

  • Valuation: Your lender may require an independent valuation

We stay in close contact with your broker and advisor during this stage.

Step 4: Securing the Property

Once you’re ready to move ahead:

  • You’ll sign the contract and pay a deposit (usually 10%)

  • We confirm all key conditions (finance, due diligence, etc.)

  • The developer signs the agreement and issues confirmation

This officially secures your investment property.

Step 5: Build Timeline & Progress Updates

Depending on whether the home is in early stages or nearly completed:

  • You’ll receive updates on build milestones

  • We’re available to answer questions throughout the construction process

  • We prepare you for handover and settlement, so there are no surprises

We also help with property manager referrals if you don’t have one in place.

Step 6: Settlement & Keys

Once the Code Compliance Certificate (CCC) is issued, your solicitor will handle:

  • Final legal checks

  • Settlement date confirmation

  • Title transfer

You’ll pay the balance, receive your keys, and the property is now yours - ready to rent or hold.

Bonus: What If You’re Using a Turnkey Loan?

Most of our investor clients use a turnkey structure, which means:

  • You pay a 10% deposit upfront

  • No further payments are required until the home is completed

  • You don’t pay progress payments during construction

This structure keeps cash flow manageable and lending straightforward.

We're With You From Start to Settlement

At KEY2 Invest, we do more than just sell property - we guide you through the full journey, ensuring you feel confident and supported at every stage.
